Why occupied rentals are hard to list
A house with a tenant in it appeals to almost nobody on the open market. Owner-occupant buyers — the ones who pay the most — want to move in, and they can't. Investor buyers will look, but they'll want a discount and a long due-diligence period, and many will walk once they see the lease.
Showings are the other problem. A tenant who doesn't want the property sold has no incentive to help, and a house that shows badly sells badly. Some sellers try to get around this by evicting first, which costs money, takes months, and leaves them holding an empty property with no income.
None of that applies when you sell to us. We don't need access for showings, we don't need the tenant to leave, and we don't need the lease to end. We take the property with the tenancy attached and deal with it ourselves afterwards.
We buy occupied property including
- Tenants on a current lease
- Month-to-month tenants
- Tenants who have stopped paying
- Tenants who won't allow access
- Properties already in the eviction process
- Family members living there rent-free
- Single-family rentals and small multifamily
- Buildings with a mix of occupied and vacant units
How it works
Three steps. No obligation at any point.
- 12 minutes
Tell us about the property
Enter the address and a few details. No walkthrough, no paperwork, and nothing you need to prepare first.
- 2As little as 2 hours
Get your cash offer
We price the property on our own in-house valuation systems rather than waiting on outside appraisers or vendors, which is why this takes hours instead of days. You get a written, no-obligation offer and an explanation of how we reached the number.
- 3As soon as 7 days
Close on your date
Accept only if it works for you. We close through a licensed title company and cover the closing costs. You pick the date.
Takes about two minutes. You’re never obligated to accept.
Cash Offer vs. Listing With an Agent
Selling to us isn’t right for everyone. Here’s the honest comparison so you can decide.
| Bright Lane PropertyDirect cash sale | Traditional AgentListed on the market | |
|---|---|---|
| Commissions & fees | None — $0 | Typically 5–6% of sale price |
| Closing costs | We cover them | Usually 1–3%, paid by you |
| Repairs before sale | None — we buy as-is | Often required to attract offers |
| Cleaning & staging | Not needed | Expected |
| Showings | None | Ongoing, on buyers' schedules |
| Time to offer | As little as 2 hours | Days to months |
| Time to close | As little as 7 days | 30–60 days after an accepted offer |
| Financing fall-through risk | None — cash | Common; buyer loans can collapse late |
| Sale price | Below full retail | Often higher, if it sells |
| Certainty | Guaranteed close on your date | No guarantee of a sale |
If your house is in good condition and you can wait 60–90 days, an agent will usually net you more. We’re the better option when speed, certainty, or condition matter more than the last few percent.

Frequently Asked Questions
Do I need to evict before selling?
No, and we'd generally suggest you don't. Eviction is expensive and slow, and it leaves you with an empty property producing no income. We take the property as it is.
What happens to my tenants after the sale?
They become our responsibility. Existing leases are generally binding on a new owner, and we handle the relationship from closing onward. You're out of it.
What if the tenant hasn't paid in months?
That's one of the most common reasons owners call us. Arrears don't stop us buying — factor it into the conversation and we'll price accordingly.
Can you buy if I can't get inside?
Usually yes. We can often work from exterior information, the rent roll and what you can tell us. It affects our assumptions about condition, but it doesn't stop the purchase.
Do I have to tell my tenants?
Notice requirements depend on the lease and local ordinance, and we're not able to advise you on that. In practice we can complete without disturbing the tenancy.
